Your first home

Nobody is born knowing how this works

Buying your first home in The Woodlands, Spring, Conroe, Porter, New Caney or Cypress means learning a new vocabulary while spending more money than you ever have. Francisco’s job is to slow that down: every step written out and explained, in English or Spanish, before anything is signed.

Step by step

Your first home,
explained before you sign

Nobody is born knowing what an option period is, what a lender actually needs, or which repairs are worth asking for. That is the job.

  • 01
Get your financing straight firstIntroductions to local lenders, what documents to gather, and an honest monthly payment number with taxes and insurance included, not just principal and interest.
  • 02
Learn the market before you tourWhat your budget really buys in The Woodlands, Spring, Conroe, Porter or Cypress, and which neighborhoods hold value.
  • 03
Contracts and option periods in plain EnglishEvery deadline explained, in English or Spanish, before anything is signed.
  • 04
Inspection, negotiation, closingWhat the inspection report actually means, what is reasonable to ask a seller to fix, and no surprises at the title table.

Rent versus buy

Renting is not always the cheaper option

Several of Francisco’s buyers came to him looking for a rental. After running the actual numbers, including the down payment assistance programs available in Texas, they closed on a house instead for a payment close to what they were already paying in rent.

It does not work out that way for everyone, and he will tell you plainly if renting another year is the better move. Either way, that is a calculation worth running before you sign the next lease. It is not financial advice, just real numbers on your situation.

Answers

First-time buyer questions

How much do I need for a down payment?

Less than most people assume. There are Texas and Houston-area down payment assistance programs, and loan products that need far less than twenty percent. Francisco will introduce you to local lenders who can put a real number in front of you before you tour anything.

What does it cost to work with Francisco as a buyer?

Buyer representation agreements and compensation are discussed and put in writing up front, before you tour homes. He will walk you through exactly how it works in your case.

What is an option period?

A short, negotiated window after the contract is signed where you can inspect the home and walk away for a set fee. It is one of the strongest protections a Texas buyer has and it is explained in full before you sign.

Can we do all of this in Spanish?

Yes. Se habla español, and Spanish-speaking clients get the same level of detail in their own language rather than a summary.

Do you help with new construction for a first home?

Yes. Francisco is a new home construction specialist and represents buyers at builder communities across north Houston, at no cost to the buyer.

Thinking about your first home?

No pressure and no obligation. A straight conversation about the numbers is free, and it is usually the step that makes everything else make sense.
